Housing credit rocketed within one month


JAKARTA. The number of housing ownership credit or KPR rocketed in the last one month, after government relaxed the regulation on loan to value (LTV).

Number of banks claimed to book two-digit credit growth during the last one month. “The demand for KPR in September 2016 increased by 20% compared to August 2016”, said SVP Consumer Loans Group of Bank Mandiri Harry Gale on Tuesday (27/9).

As a comparison, Bank Mandiri in July 2016 allocated IDR32.19 trillion of KPR, or only grew at 8.08% on year on year (yoy) basis.

Another credit provider,  PT Bank Negara Indonesia Tbk (BNI) as of 26 September 2016 recorded a more than 50% of increase in demand for KPR compared to August 2016 (month to month basis).

Meanwhile, Director of PT Bank Tabungan Negara Tbk (BTN) Handayani, bank is still actively socializing the new LTV regulation to its customers. Therefore, the new policy has not yet brought significant impact to credit allocation of the bank.

Director of Maybank Indonesia Jenny Wirianto said that BI (the Central Bank) has just the new policy on LTV on 6 September 2016 so that the policy has not yet significant effect to KPR allocation.

As an information, as per the end of August 2016 Maybank Indonesia recorded a 7% of increase in property credit growth in year on year (yoy) basis.

Jenny is optimistic that the new policy on LTV will have significant to the bank’s KPR allocation in the fourth quarter of the year.  Maybank predicts that the KPR will grow at around 8%-10% by the end of the year. This is a moderate target, on the grounds that Maybank is still selective in implementing the new policy on LTV. “We are selective to maintain the quality of our service”, Jenny said.

Based on the KPR allocation performance within the last one month, some banks intend to improve their performances in the fourth quarter of 2016. According to Anggoro, BNI will partner with developers in allocating KPR to the employees of BNI’s business partners.

Meanwhile, Bank Mandiri will target the segments of developer, broker, and internal customers to expand KPR allocation.

Data from BI show that the credit allocation for the segment of landed house increased by 7.75% to IDR338.95 trillion as of July 2016.
